The team plan is optional: it adds shared dashboards, templates, permissions, reporting, and administration, and comes with volume pricing on per-file fees. Team pricing is quoted in writing; nothing here should be read as a published team rate.

Messaging limits

300 outbound segments per file, included.

A segment is one carrier unit: up to 160 GSM-7 characters or 70 Unicode characters for a single-part text. Longer texts typically use 153 or 67 characters per segment, respectively; some characters consume more than one unit. Inbound texts from you or from recipients are not counted.

Usage is shown per file. You are warned before the included amount is used up. The overage rate is not finalized; no overage is charged before it is published and you have accepted it.

Not finalized

Policies still open, listed so you don't have to guess.

  • Reopened files. What happens when a terminated file comes back under contract on the same property is not finalized. Today it is treated as a new file.
  • Service after day 90. Whether a still-open file keeps full service after the day-90 fee, and for how long, is not finalized.
  • Messaging overage. The rate for outbound segments beyond the included amount is not finalized. No overage is charged before the rate is published and you have accepted it.

What a file is, and when it's billed.

What counts as a file?

One property under one executed contract, from execution through closing or termination. A new contract on the same property is a new file. Listings without a contract are not billed.

When exactly am I billed?

$149 when the file closes, or on day 90 after the contract date if it is still open, whichever comes first. $39 if the file terminates. $0 if it terminates within 3 days of opening. Each file is billed once.

Are seats or reviewers required?

No. Per-file pricing includes the agent who opened the file and every control needed to confirm and send messages. Nobody else has to be on the account. Team plans are optional.

What does the team plan cost?

Volume pricing on per-file fees plus a team fee that depends on size. The numbers are not published yet; ask and you get a written quote, not a surprise.

Is messaging included?
